What type of properties do you manage?
We are a full service property management firm. We manage single-family homes, townhomes, small apartment communities and condominiums.
How soon can you start managing my property?
We can begin managing your property once the Management Agreement has been signed and the property is ready to rent. During our initial call, we will go over the process from beginning to end, beginning with sharing our list of services and fees, and meeting the owner at the property for inspection and recommendations, if any.
When can I expect to see monthly rent funds?
You can expect to receive your funds and monthly statement between the 27th and 30th of the month as long as your tenant pays by this time. This amount will be minus management fees and any maintenance invoices. We offer direct deposit of your funds as a convenience for our owners.
Who Holds the Tenant Security Deposit?
The property management firm manages your property, therefore, we hold the tenant’s security deposit in a Trust Account, required by the North Carolina General Statue, which are periodically audited for compliance.
How do I learn more and get started?
To learn more about our services you would fill out our request information form, call us at 919-656-8425 or email us and we will send an information packet to your email. We will follow up with you to answer any questions and set an appointment to view your property. If you are not living in the area, we can make arrangements to view the property and schedule a follow-up call afterwards. Once we have viewed the property, we will discuss the contract details with you, and provide market rent/sale analysis. At that time, we will let you know of any needed repairs to get the property prepped and ready for the market.
Do you sell real estate too?
Yes. We are a full service property management firm, however, our property manager is an active licensed NC Broker that serves the needs of investors specifically. We will evaluate the profitability of a property you may be looking to purchase, if you are considering adding to your portfolio. We can coach you on whether it is time to sell by generating a profitability report and provide sales comparables so that you can keep current on the value of your investment.
